Building management digital twin
Every meter, drawing and system in your estate — on one live twin
BMS One connects your existing building management system and edge devices, turns them into a semantic model of the building, and gives you water and energy accounting, tenant chargeback, meter planning from your P&IDs, AI forecasting and an assistant that answers over the live data.
- On-prem or cloud, in Docker
- Your data stays in your estate
- Multi-tenant, role-scoped
Modules
One platform for the systems you actually run
Water, energy and cost allocation sit on the same model as your drawings, assets and cameras — so a number on a dashboard can always be traced back to the meter, branch and space it came from.
Water
Balance, quality, recycling and a two-year demand forecast.
-
Water balance
Reconcile tanker deliveries against municipal (BMC) supply and metered consumption, and see where the balance does not close.
-
Water quality
Track quality parameters across sources, tanks and treated loops, with history per sampling point.
-
STP & recycled water
Monitor treatment plant output and how much recycled water is actually reused, against fresh-water draw.
-
Demand & cost projection
Two-year demand, cost and carbon projections produced with Google TimesFM, with a statistical fallback when the model is unavailable.
-
Diagnostics
Surface drift, stalled meters and unexplained loss so the gap in the balance has a shortlist of causes.
-
Systems explorer & meters
Walk the water system node by node, with readings from digital meters and from analogue meters captured by hand or by camera.
Energy & cost
Metering down to the sub-meter, and a defensible bill at the end of it.
-
Energy metering
Consumption at main, floor and sub-meter level, with an online/offline status for every meter so gaps are visible.
-
Tenant & business chargeback
Turn meter data into per-tenant and per-business-unit billing, with a dispute workflow to record and settle challenges.
-
Time-of-use analysis
Split consumption and spend across tariff windows to see what peak periods really cost.
-
Budget vs actual
Track consumption and cost against budget by period, site and cost centre, with variance called out.
-
HVAC vs non-HVAC
Separate the HVAC load from everything else, so plant performance is not hidden inside a single site total.
-
Cost centres
Allocate to units like a kitchen or laundry from a dedicated sub-meter, or apportion by a driver — footfall, uniforms per day, floor area.
Drawings & assets
Your P&IDs, floor plans and BIM become part of the model, not attachments beside it.
-
P&ID metering
Upload a P&ID as a PDF. BMS One reads the schematic, clusters demand nodes with their pipe sizes, and returns a meter plan sizing every unmetered branch to its pipe DN.
-
Meter plan coverage
Per-project dashboards showing which branches are metered, which are not, and what closing the gap involves.
-
Vector drawing viewer
Read the imported drawing as crisp vectors at any zoom, with the detected nodes and branches overlaid on it.
-
Building & assets
A Brick semantic graph of spaces, equipment and points, with BIM/IFC geometry and floor plans tied to the same entities.
-
Survey & indoor navigation
Capture point clouds on site, place beacons and AR cloud anchors, and use the result for indoor positioning and wayfinding.
-
Attachments & document vault
Keep drawings, manuals, certificates and reports attached to the asset, site or project they describe, with controlled sharing.
Intelligence & integration
Dashboards you can build yourself, AI over your own data, and ingest from the kit you already own.
-
No-code page builder
Compose dashboards from a KPI library and block-level KPI builder — no code, and the same data as every other module.
-
AI assistant
Ask questions in plain language; the assistant uses tools against your live building data and shows the figures behind the answer.
-
Monitoring & alerts
Rules and thresholds on live points, with an alert history and an operations view of what is open right now.
-
Surveillance & AI vision
Camera analytics on the same platform, including ANPR for vehicle access and movement at the gate.
-
Reporting & ESG
Consolidated management and ESG reporting, including BRSR peer benchmarking built from published filings.
-
Edge & IoT ingest
Modbus devices, an HTTP API, MQTT and Node-RED flows alongside BMS integration with Johnson Controls Metasys.
How it works
From existing panels to a working twin
Nothing is ripped out. BMS One reads what the building already produces, builds a model on top of it, and gives that model back to you as dashboards, bills, plans and reports.
-
Connect
Pull points from the existing BMS (Johnson Controls Metasys) and add edge devices over Modbus, the HTTP API, MQTT or Node-RED flows. Analogue meters can be entered manually or read from images.
-
Build the twin
Meters, equipment and spaces become a Brick semantic graph, tied to your P&IDs, floor plans and BIM/IFC geometry — so every reading has a place in the building.
-
See and ask
Live dashboards, a no-code page builder, TimesFM-based demand and cost projections, and an AI assistant that answers questions over the same data.
-
Act and report
Alerts to the people on shift, chargeback invoices with dispute handling, meter plans to close coverage gaps, and management and ESG reporting on a schedule.
Runs where you need it
Docker-based deployment on-prem or in the cloud. Data stays inside the customer's estate.
Built multi-tenant
Organisations contain tenants, tenants contain sites, and every role is scoped to what that user should see.
Open at the edges
An HTTP API, MQTT and Node-RED mean new devices and one-off integrations do not need a product change.
Pricing
Three ways to start, quoted for your estate
Every deployment is a different number of sites, meters, cameras and integrations, so BMS One is quoted rather than listed. Tell us the estate and we will scope it.
-
Starter
A single site getting its water and energy accounting onto one system.
Quoted per estate
- One site, with multi-tenant structure ready for more
- BMS and IoT ingest — Metasys, Modbus, HTTP API, MQTT
- Water balance, water quality and the systems explorer
- Energy metering with sub-meter online status
- Monitoring, alerts and standard dashboards
- Analogue and digital meter readings
-
Professional
RecommendedMulti-site estates that bill tenants and need forecasting and meter planning.
Quoted per estate
- Everything in Starter, across multiple sites
- Tenant and business chargeback with dispute handling
- Cost centres, driver apportionment, time-of-use and budget vs actual
- Demand & cost projection with TimesFM, plus diagnostics
- P&ID metering, meter plans and coverage dashboards
- STP & recycled water, no-code page builder, AI assistant
- Reporting and ESG output
-
Enterprise
Portfolios that need the whole platform, on their own infrastructure.
Quoted per estate
- Every module, with unlimited sites
- On-premise deployment, or your own cloud tenancy
- Single sign-on and fine-grained role scoping
- Surveillance and AI vision, including ANPR
- Survey and indoor navigation — point clouds, beacons, AR anchors
- BIM/IFC import, Brick semantic graph, BRSR peer benchmarking
- Custom integrations and dedicated onboarding
Pricing scales with the number of sites, meters and connected devices, and with which modules you switch on — so it is quoted per estate rather than published as a list price. No figures are shown on this page for that reason.
